The overall project consists of two buildings located at the southwest corner of Victoria Street North and River Road. The smaller building has been renovated into a haute cuisine seafood restaurant. The larger building is all new construction consisting of a two storey office portion linked to a single storey commercial portion. The buildings have been sited away from the intersection to form a "courtyard" oriented to provide complementary views from the road as well as internal circulation space. Street access is situated away from the intersection to allow a landscaped edge along both streets. A terraced outdoor patio under the existing retained tree canopy softens the River Road edge. Pedestrian access is accommodated from both Victoria and River by means of walkways linking to the sidewalk in front of the offices and shops. Traffic crossings are minimized. Landscaping consists of two main elements, the existing street trees and new planting. The existing street trees have been protected and maintained along River Road and the restaurant terrace to provide a sheltering shade buffer for the exterior patio. New plantings consist of addition street buffer conifers and deciduous species, plus extensive annual and perennial beds along Victoria and near the restaurant parking. Building design elements recollect existing house and village forms such as traditional brick detailing, muntin window treatment, sloped roofs, dormers, gables, and parapets. A symbolic village tower is located centrally along the commercial building. At the upper level, accessed from the office, is an outdoor patio complete with bright umbrellad tables.
